The appearance of a property, agency, landlord, developer, maintenance provider, mover, lender, advocate, or other provider on the Platform does not automatically mean that SkyKente has approved, certified, licensed, endorsed, or guaranteed that person or service.
Any lease, purchase, sale, management agreement, reservation, mortgage, maintenance arrangement, service agreement, or other transaction is generally entered into directly between the relevant parties.
SkyKente is not ordinarily a party to such agreements and does not assume the contractual duties of a landlord, tenant, owner, buyer, seller, lender, agency, developer, contractor, or service provider.
Users are responsible for understanding the role of each party before entering into a transaction or transferring money.

SkyKente does not guarantee that uploaded ownership documents, identity records, company details, title records, or authority documents are genuine, complete, current, enforceable, or free from fraud.

5. Property Availability and Reservation Status
A property displayed as available, vacant, featured, open for application, or ready for viewing may no longer be available when you contact the listing party.
Availability can change because of applications, reservations, payments, lease execution, occupation, sale, withdrawal, property damage, legal restrictions, owner decisions, or delayed system updates.
Saving a listing, submitting an enquiry, requesting a viewing, beginning an application, or receiving an automated acknowledgement does not reserve the property.
A property is not guaranteed to you unless the relevant authorised party has completed the required reservation, lease, sale, or other formal process and all applicable conditions have been satisfied.
SkyKente does not guarantee that an application will be reviewed, accepted, prioritised, or completed within a particular period.
Users should obtain written confirmation directly from the authorised property party before relying on a reservation or availability status.
6. Prices, Rent, Deposits and Charges
Property prices, rent, deposits, service charges, utility deposits, maintenance charges, agency fees, taxes, legal fees, valuation costs, insurance costs, moving expenses, transaction charges, and other amounts may be supplied or determined by third parties.
Unless expressly stated otherwise, SkyKente does not set, approve, guarantee, or warrant property-related prices or charges.
Amounts displayed on a listing may exclude additional charges or may have changed since the listing was last updated.
Users should request a complete written breakdown of all applicable charges before signing an agreement or making a payment.
A displayed price does not guarantee that a landlord, seller, developer, agency, or provider will accept an offer at that price.

SkyKente is not responsible for a pricing dispute between users except to the extent that the dispute relates directly to a fee charged by SkyKente for its own services.

You are responsible for checking the recipient's name, account number, mobile-money number, transaction reference, amount, currency, and payment purpose before authorising any payment.

A payment shown as initiated, submitted, pending, processing, recorded, or awaiting confirmation is not necessarily complete.
Final payment status may depend on the relevant bank, mobile-money operator, payment processor, receiving party, and successful settlement of the transaction.
SkyKente does not guarantee the availability, speed, security, reversal, refund, settlement, chargeback, or reliability of a third-party payment service.
A receipt generated or recorded through the Platform may be corrected where a payment was reversed, duplicated, entered incorrectly, fraudulently reported, or not successfully settled.
Except for payments made directly for SkyKente services, payment disputes should ordinarily be raised with the person or organisation that received the funds and the relevant payment provider.
If payment instructions appear suspicious, stop the transaction and verify the details through a trusted contact method.

AI-generated responses, summaries, explanations, or suggestions do not constitute legal, financial, professional, valuation, mortgage, investment, or property advice.

Where an automated feature appears to have produced a material error, users should contact SkyKente or the relevant listing party for clarification.
20. Search Results and Recommendations
Search results may be organised according to availability, relevance, location, property type, price, user preferences, listing quality, recency, featured status, commercial arrangements, or other Platform criteria.
The order in which listings appear does not necessarily indicate quality, value, legal status, suitability, popularity, safety, or endorsement.
Featured, promoted, sponsored, or prioritised listings may receive additional visibility.
Users should evaluate each property independently and not assume that a highly ranked or featured listing has undergone a complete legal, financial, technical, or ownership review.
Search filters and recommendations depend on available data and may exclude relevant properties where information is missing, incorrect, or classified differently.
SkyKente does not guarantee that search results will include every property available in a particular market or location.
21. Communications Between Users
SkyKente may enable users to send enquiries, messages, viewing requests, notices, maintenance updates, support communications, and other information.
We do not guarantee that a message will be received, read, understood, answered, or acted upon within a particular period.
Automated delivery reports, read indicators, timestamps, and status notifications may not conclusively prove that a particular person personally received or understood the communication.
Where a notice must satisfy a lease, contract, statute, court order, or legal procedure, users are responsible for confirming whether another method of service is required.

SkyKente personnel will not ask you to provide your complete password, mobile-money PIN, card PIN, or one-time authentication code.

24. Maintenance and Repair Information
Maintenance and repair tools may allow tenants, landlords, managers, staff, and contractors to report, assign, document, update, and close repair requests.
Priority labels, due dates, estimated costs, automated reminders, status indicators, and assignment information are administrative tools.
They do not guarantee that a contractor will attend, that a repair will be completed by a particular time, or that an issue has been correctly diagnosed.
SkyKente does not independently inspect repair work or guarantee the qualifications, conduct, safety, quality, pricing, or availability of a maintenance provider.
Landlords, agencies, property managers, contractors, and occupants remain responsible for complying with lease obligations, safety requirements, access procedures, professional standards, and applicable law.
The Platform is not an emergency repair or emergency-response service.
Urgent threats to life, health, safety, security, utilities, or property should be reported directly to the appropriate emergency authority, utility provider, landlord, building manager, or responsible professional.
25. Documents, Records and Data Storage
The Platform may allow users to create, upload, store, view, download, export, or share leases, receipts, invoices, reports, notices, identification documents, property records, and other information.
Users are responsible for confirming that records are accurate, complete, properly signed, legally sufficient, and stored for the required period.
SkyKente does not guarantee that a digital copy will satisfy every statutory, contractual, evidentiary, accounting, registration, or professional requirement.
Users should retain independent copies of important records required for legal, tax, accounting, property, audit, insurance, financing, or business-continuity purposes.
Backups maintained by SkyKente are intended for operational recovery and may not allow restoration of a particular document, record, version, or historical state.
Access to records may be limited following suspension, account closure, subscription downgrade, termination, expiration of retention periods, or legal restriction.
26. Platform Availability and Technical Operation

Features, content, routes, integrations, listings, reports, eligibility requirements, plans, limits, support arrangements, and service availability may be changed, suspended, replaced, or discontinued.
Users are responsible for maintaining suitable internet access, supported devices, operating systems, browsers, application versions, and configurations.
SkyKente is not responsible for loss resulting solely from use of an unsupported browser, outdated application, insecure device, unavailable internet connection, or incompatible third-party software.
27. Errors, Omissions and Corrections
The Platform may contain typographical errors, calculation errors, incorrect classifications, duplicate records, broken links, outdated information, missing content, formatting issues, or other mistakes.
SkyKente may correct, update, remove, restrict, or clarify information at any time where an error is identified.
The correction of an error does not necessarily create a right to enforce the incorrect version of the information.
Where an error affects a transaction, payment, subscription, account balance, receipt, or contractual record, the matter may be reviewed using payment-provider records, signed agreements, audit logs, official documents, or other reliable evidence.
Users are encouraged to report inaccurate, suspicious, unavailable, duplicated, misleading, or incomplete content.
Submission of a report does not guarantee immediate removal, correction, suspension, refund, or another particular outcome.
28. No Guarantee of Results
SkyKente does not guarantee that use of the Platform will result in a successful property search, viewing, application, tenancy, sale, purchase, financing approval, investment return, maintenance resolution, service engagement, or dispute outcome.
Property decisions depend on factors outside SkyKente's control, including user preferences, third-party decisions, market conditions, property availability, legal requirements, affordability, document verification, credit assessment, negotiations, inspections, and contractual terms.
An agency, landlord, lender, seller, developer, provider, or other party may reject, delay, withdraw, modify, or impose conditions on a transaction.
The existence of a Platform account, verified email address, completed profile, saved listing, application, payment record, or provider profile does not guarantee a particular result.
Users remain responsible for evaluating risks, meeting deadlines, reviewing agreements, supplying accurate information, and completing required due diligence.
29. Consumer Rights and Mandatory Protections
Nothing in this Disclaimer is intended to exclude, restrict, misrepresent, or waive a consumer right, statutory guarantee, duty of care, compensation right, or other remedy that cannot lawfully be excluded.
Where SkyKente directly supplies a paid service, information concerning the price, billing period, included features, material limitations, renewals, and cancellation arrangements should be read together with the relevant pricing page, invoice, order form, subscription terms, or service agreement.
Users may submit complaints relating to inaccurate SkyKente billing, unauthorised Platform charges, misleading descriptions of SkyKente services, or another issue relating directly to services supplied by SkyKente.
Complaints relating to a property, landlord, agency, developer, lender, payment recipient, contractor, or independent provider should ordinarily be raised with the relevant party and any authority with jurisdiction over the matter.
Any limitation of liability stated in this Disclaimer applies only to the fullest extent permitted by applicable law.
30. Limitation of Liability
Nothing in this section excludes or limits liability where exclusion or limitation is prohibited by applicable law.
Subject to the paragraph above and to the fullest extent permitted by law, SkyKente and its directors, officers, employees, affiliates, contractors, licensors, and service providers will not be liable for indirect, incidental, special, exemplary, punitive, or consequential loss.
This includes loss of profits, revenue, anticipated savings, opportunity, business, goodwill, reputation, use, information, or other economic loss arising from or relating to use of the Platform.
SkyKente will not ordinarily be responsible for loss or damage arising from inaccurate, misleading, fraudulent, incomplete, or outdated information supplied by a user or third party.
We will not ordinarily be responsible for a property transaction, tenancy, viewing, payment, deposit, financing arrangement, inspection, professional service, maintenance service, relocation, or other agreement between users.
We will not ordinarily be responsible for unauthorised account access caused by a user's failure to protect credentials, devices, email accounts, or authentication information.
We will not ordinarily be responsible for the acts, omissions, advice, pricing, conduct, negligence, fraud, or service quality of a landlord, tenant, owner, agency, developer, lender, advocate, contractor, payment provider, or other third party.
We will not ordinarily be responsible for interruptions, delays, failures, or security incidents affecting banks, payment providers, mobile networks, cloud services, internet providers, mapping services, or other third-party systems.
Where SkyKente is found liable and applicable law permits a contractual limit, liability may be subject to the limits stated in the Terms and Conditions or the applicable written service agreement.
31. User Responsibility and Indemnification
Users are responsible for their listings, documents, messages, applications, payment instructions, property decisions, agreements, representations, and conduct on and outside the Platform.
To the extent permitted by law, a user may be required under the Terms and Conditions to indemnify SkyKente against claims, losses, penalties, liabilities, damages, and costs arising from the user's unlawful content, misrepresentation, infringement, fraud, contractual breach, violation of law, or misuse of the Platform.
This may include claims arising from unauthorised property listings, false ownership claims, misuse of personal data, forged documents, misleading payment information, unlawful discrimination, professional misconduct, or infringement of intellectual-property rights.
Any indemnification obligation remains subject to applicable law and the specific terms governing the user's account or service.
32. Events Beyond Reasonable Control
SkyKente will not be responsible for delay, interruption, unavailability, or failure caused by events outside our reasonable control.
Such events may include natural disasters, fire, flood, severe weather, epidemic, pandemic, war, terrorism, civil unrest, government action, court orders, labour disputes, national emergencies, internet outages, telecommunications failures, power interruptions, cyberattacks, infrastructure failures, or disruption affecting essential suppliers.
We may take reasonable steps to reduce disruption, protect users, preserve data, and restore affected services where practicable.
However, recovery times and service continuity cannot be guaranteed.
33. Reporting Suspicious or Inaccurate Information
Users are encouraged to report listings, profiles, messages, documents, payment instructions, reviews, or services that appear inaccurate, unavailable, misleading, fraudulent, unlawful, unsafe, or inconsistent with Platform rules.
A useful report should identify the affected listing, account, communication, payment, document, or provider and explain the concern clearly.
Supporting information may include screenshots, correspondence, payment records, listing links, dates, contact details, ownership evidence, or other relevant material.
Reports must not include passwords, authentication codes, mobile-money PINs, card PINs, private keys, or unnecessary sensitive information.
SkyKente may review the report, request additional evidence, contact affected parties, restrict content, preserve records, suspend access, or refer the matter to an appropriate authority.
We do not guarantee recovery of funds, removal of a listing, suspension of an account, prosecution, compensation, or another particular result.
Knowingly submitting a false, malicious, retaliatory, or misleading report may itself violate our Terms and Conditions.
34. Changes to This Disclaimer
We may update this Disclaimer to reflect changes in the Platform, applicable law, regulatory guidance, user risks, service providers, property workflows, payment tools, or business operations.
The last updated date displayed at the beginning of this page identifies when the current version became effective.
Material updates may be communicated through the Platform, account notification, email, mobile application, or another reasonable method.
Users are encouraged to review this Disclaimer periodically and before making a significant property or financial decision.

This Disclaimer supplements and should be read together with the SkyKente Terms and Conditions.
